UPDATED with response: Power Properties partner in legal, financial trouble
Power Properties' half-a$$ed maintenance methods may have come to bite them in the tuckus.
DALLAS According to this post by Wilonsky on Unfair Park, it appears that Dallas condo developers Power Properties could be in for a world of hurt. Because of an court case in California, Braden Power, one of the Power brothers that founded the company, has been ordered to surrender his interests in the company to satisfy a $600,000 arbitration award.

The case stems from a home sale Power made in 2004, in which he claimed to have invested over $1 million in renovations to the property. After a series of rainstorms, however, the new owners found cheap workmanship had damaged portions of the house, and they sued and won their case against Power. Power did not pay the fine, and a California judge issued an order for his stock in the company, plus $5000 attorney's fees.
Although Braden Power has been positively profiled by the Dallas Morning News, some residents of Power's other condo properties throughout Dallas had some interesting things to say about Power Properties' operational competence.

I sold a home in Los Angeles built in the 1960’s after owning the residence for over 2 years. Two months after selling the house, Los Angeles experienced the largest rainfall in over 100 years. Because the home was built in a neighborhood on a side of a hill, many of the homes experienced a great deal of flooding. The home I sold was one of them. There were 3 insurance companies that fought over the responsibility of the claim. The lawyer for the homeowner hired a pr legal firm to speed up the process. It worked and the insurance paid for the claim The press release about the dispute was misleading for the following reasons:
I was never at risk of losing Power Properties. I was never ordered to release my interest in the company. The press release put out by the legal pr firm was a trick on words stemming from the turnover of Power Property Management which doesn’t even exist.. It worked in that I pressured the insurance company to settle the claim.
The article states that the workmanship of Power Properties is lacking in quality and used the situation as proof. Please note that Power Properties never worked on this property. Power Properties is located in Dallas and has never taken on jobs outside the city. The article refers to the developers of Power Properties, when the only other partner to Power Properties is my brother. He not only did not have any ownership in the home, he had never even visited the house.
The home was on old home built in 1962 that was remodeled by an outside contractor. It was sold “as is” .Furthermore, I was never accused on nondisclosure or faulty workmanship on anything. The house did flood, but the flood came from an area that had never been worked on.
I certainly do not blame your paper for reporting the news, but I would really appreciate for you assistance in removing the host of your blog as related to this situation. Every time any client googles my name or Power Properties, the misleading information appears. This has been happening for almost two years now, and we are concerned in the perception it gives to prospective clients. If you need proof as to what I have written, I would love to meet with you to further discuss.</i>

It is our policy never to remove a story, but to update it with the best information available. We found no errors of fact in this report, but wanted to provide Braden's response as to facts not detailed in the legal decisions. I have altered the headline on the story to reflect that the allegations on workmanship were unrelated to Power Properties and I also corrected a couple instances where we inadvertently added an "s" in his last name.

I nearly moved into one of their properties about two years ago, then they decided to pull a bait and switch on the price of the rental, stating they also included utils, which jacked up the price over 300 dollars a month. I took my business elsewhere, but I never got my money back. For all I care, they can go out of business tomorrow ;)

I have lived at one of the apartments at Power Properties for almost 5 years and think its great! I have never had a problem. My utilities are running me about $126 a month, so I dont know what Chris could be talking about. Every time i invite friends over they are amazed at how cool the space is. As far as I am concerned, its the best deal in town.

Solid, my point is, when you quote a lease price to a person, you also include from the get-go the "add ons" (i.e. utils) if your property does this, not spring it upon someone before they sign a contract. They didnt act in good faith, which is something ive heard from quite a few people concerning Power Properties. That being said, I took my business to a better group of people in ellum, who quoted me a lower rent AND put it in writing from the start.

My husband and I moved here from L.A. 8 months ago, did a tour with Power Properties and took the most beautiful loft I could imagine having. Since then we have had minor requests (change air filter, paint parking bricks) both which were done within 48 hours. The owners are actively involved and throw parties for their residents, send out survey's as to how they can improve our stay at their property, and constantly strive to make it better and better. From my personal experience, as well as those of my neighbors (we have a very cool crowd of young professionals), we absolutely LOVE living here. The custom properties in the Historic District will have their share of issues, but the management and the owners in particular are on top of it always. I think if you would like a unique place to call home, in a central and safe area close to the city, that is both affordable and beautiful, Power Properties is the way to go. I have no regrets signing a lease here and plan to renew next year.

I lived at a "power property" from '06 - '08 on Gaston Blvd. I read some reviews of these properties and noticed that people were complaining about the A/C and heat options. I asked the leasing agent (who also lived there) if this was true, she lied to my face and said, "no, you have complete control." Basically, once it gets under 70 degrees they switch the entire property over to heat only. I dreaded that time of year when they would do this, especially since I was paying them $130 a month for electricity on top of my rent. I think $130 is fine to pay as long as I have the option to choose cool or hot air.
When I moved in there was broken glass, rotten lettuce, mysterious short/dark/curly hairs in the drawers - and that was just in the kitchen. Also, the previous tenant's TV had apparently blown and I had the remnants of that left on the wall. It smelled like monkeys had been living there. I had to repeatedly take pictures and mirrors off of my walls for fear of my neighbor's bass vibrating them off of their shelves. I had atleast 2 confirmed drug dealers living less than 50 feet from me. W/D never worked, if they did work you had to wade through pigeon crap to get to them. I asked mgmt on numerous occasions to replace the barb wire fencing and safety lights in the back parking lot due to there being so many break-ins, they never did. I was met by a homeless man in our dumpster, twice. I'm also 98% sure that black mold was creeping out from behind the door jamb. The cherry on top of all this is that the first night I was there I think I was slipped a roofie by my downstairs neighbor, or maybe it was that drug dealer who lived in the SE corner...???
I know that some of these complaints are about the neighborhood. What makes them relevant to a power properties complaint is that mgmt never tried hard enough to protect their tenants from these elements.
And it seems like any of the positive reviews I've read are strikingly similiar to the speech a leasing agent would give you. Hmmm, wonder why?

I have lived here for 3 years and don't know what you are talking about. As for the a/c and heat, that does not make sense either. I have complete control in my apartment and it gets down to 65 degrees. I didnt have to pay a deposit, and the utilities are cheap.
There are tons of great reviews all over the internet and one of them mentions the Better Business Bureau. I checked it out, and Power Properties has an excellent credit rating with them as well. It is really sad that bitter people use blogs to write things that are untrue anonymously. My name is Mathew Abrams, and I have nothing to hide. I am really proud of where I live, and have never found anything cooler than the residences provided by the Power brothers. As for the neighborhood, what tree are you living in? Lakewood is amazing! It is definitely one of the nicest neighborhoods in the city. With White Rock Lake, the newest Whole Foods in the city, and all the incredible architecture, I cant imagine living anywhere else. It feels like Austin. As for the neighbors, I have made so many friends here and love the vibe the courtyards have to offer.
My loft has hardwoods, 16 foot ceilings, wall treatments, and an amazing view. What makes the property so cool is the amount of energy spent on making the surroundings feel like you are in a different city. It is so cool that Dallas has something like this. The Power brothers are definitely an asset, and it makes me really mad when jealous people try to disparage all of their cool work!

I have lived at the Verandahs for 2 years and am sad to go. I worked downtown so this was a perfect location for me, since its 10 minutes from downtown but also very peaceful not very 'city like'. I hate apartments that have 500 units and are just crammed in like sardines. I like that when I walk to my front door I hear music piped thru the trees, pass fountains and waterfalls, and tons of palm trees and lanscaping. I mean where else so close to downtown can you find that (for less than 1100 a month, which is what I pay ALL BILLS PAID).
As far as safety, I do feel safe 99% of the time. This is Dallas so you need to be cautious. If you leave valueables in your car they will most likely be stolen. That happens everywhere. There are two cops that live on property and I have called them twice (not because of safety, but a loud neighbor) and both times they 'came to my rescue'. I have never once had any safety or crime issues while living here.
And lastly, the darn AC/Heat issue. I understand how it works. In the winter its on warm, in the summer its on cold. There are a few tricky Texas weather weeks when it goes from hot to cold and they try to accomodate as much as possible. Here is how I look at it. I could have moved somewhere else and pay my own electric and in the summer my bills would be over 200$ (my apt. is a little over 925 sq. ft) plus I would have to pay water too, or I could pay them almost half that and I can use electric as much as I want, I CRANK that AC and make my apartment like a freezer in the summer.
Power Properties is for those that like to entertain friends, relax in courtyards while watching TV by the fireplace (seriously), have an accent wall painted for you, etc. If you just need a cookie cutter apartment to sleep and shower in and thats it, move elsewhere!

Had I known you would be 'monitoring' the email address I was using, then I would have used my own as I just did. If you would like to contact me you are more than welcome, since we know you now have my personal email address.
Everything I said in my review is true and I am not an employee of Power Properties. I love my apartment, I wish I wasn't moving out at the end of this month, AND I wish I would have just typed my reviews at home, not while I was up there using the fax and computer.. That way I wouldn't have to be typing this response.
