Plano realtor launches fee-based Web site where homeowners can list “for sale by owner”

For Sale By Owner Homes was launched by Creekview Realty, a Texas discount flat fee real estate brokerage firm. The web domain is ForSaleByOwnerHomes.com.
Creekview Realty took its flat fee MLS listing concept national in January of this year when it acquired Flat Fee Listing with the domain name FlatFeeListing.com. Flat Fee Listing was an established business when it was acquired, whereas For Sale By Owner Homes is a new venture.
Creekview Realty, Flat Fee Listing, and now For Sale By Owner Homes, allow sellers across Texas and the USA to avoid 6 percent Realtor commissions and pay $349 to $499 for MLS listings. The typical seller is a "for sale by owner" who wants the market exposure of the MLS, while minimizing or eliminating real estate commissions.
In addition to being able to list their homes on MLS for a small fee, sellers can post information about their homes with 12 photos on FlatFeeListing.com and ForSaleByOwnerHomes.com for free. Homes posted on either website will display on both.
"The infrastructure is already in place with Flat Fee Listing, so there's virtually no additional overhead. For Sale By Owner Homes targets a different market segment, but the services are very similar," says John Prell, head broker at Creekview Realty.
Creekview Realty is a Texas licensed discount real estate brokerage firm that offers flat fee MLS listing services for $495 instead of charging the traditional 6 percent commission. Creekview has consistently experienced over 30 percent year-over-year growth since 2001 despite market conditions. Creekview's MLS coverage areas include DFW, Austin, Houston, San Antonio, Bryan/College Station, Central Texas, Corpus Christi, El Paso, Highland Lakes, Killeen/Fort Hood, McAllen, Temple/Belton, Tyler and Waco. I've actually used Creekview Realty to sell my home in the past. I will say that John Prell isn't overly helpful and really doesn't care much about helping you sell your home (matter of fact, I almost got hosed out of an offer). But it is an economical way to get your home listed on MLS without paying the standard 3%. Just don't expect service.
I expect the industry to blow up for flat fee listers in the future - even to the point where you'll still get service. You just can't justify the exorbitant fees some of these agents make.
