Anyone who lives around this area - Knox-Henderson, Lower Greenville - should take the time to watch these videos.

While other areas with potential, such as Cedar Springs and Uptown, are replacing our historic buildings (ie. Hard Rock) with banks, Starbucks and Walgreens, the Andres Brothers are attempting to do what is right on Henderson. New Urbanism.

We have tiny pockets of this movement around Dallas, but nothing like our friends in Austin. I am glad to see that another street in Dallas is moving in that direction and trying to keep the little history Dallas has left alive.

If they stick with the plan it is commendable. The problem is often that people with money never have enough, they either can't pull it off, or the lure of faster and easier money derails the project.

I wish these guys the best of luck. Its a great part of twon, and Dallas could use a break.

I watched all the videos a few days ago. So glad that they put them up because I couldn't make this community meeting when it was first held.

I understand that community activists would prefer that developers stick to the zoning plan for Henderson that was hammered out some years ago, but with their track record it is really hard for me to see the Andres Brothers as bad guys. I don't know that you could find developers that care about that neighborhood more than them.

One question though. Is the plan that the Andres Brothers have submitted the only plan that could make financial sense for them? Is there any room for compromise? Perhaps increasing the maximum residential density to somewhere between the 30 units per acre currently allowed and the 85 units per acre that the Andres Brothers propose.

I would like to think that those opposing this development are wary because they know how multi-family zoning has negatively affected East Dallas in the past and they want to be careful. I hope their opposition in not just neighborhood politics that will end up hurting the community. There are much worse things that are currently permissible that could end up on that lot.
